Installing a charging station in a shared residential building: how to simplify the process

When installing a charging station in a residential building proves more complex than anticipated

You have decided to switch to electric mobility. You are highly motivated… until the inevitable question arises: how do you install a charging station in the car park of your residential building?

This is often the stage at which the first uncertainties emerge:

  • the property manager is unsure about the correct procedure,
  • not all co-owners have the same level of information,
  • the electrician points out technical constraints,
  • cable routes cannot be easily installed throughout the building…

In short, several factors can make the project seem complex – especially when there is no clear overall view.

“We didn’t know where to start”

This is a common situation. Installing a charging station in a single-family home is usually straightforward. In a shared residential building, however, it becomes a collective project involving several stakeholders (the owners’ association, the property manager, installers, the grid operator, energy suppliers, etc.).

Without a clear structure, it is easy to feel overwhelmed – but you do not have to manage the project on your own.

Practical guidance to remove initial barriers

To turn complexity into a clear action plan, Klima-Agence has developed two practical, free-to-use tools.

Practical guide: “Charging infrastructure in residential buildings”

This guide provides a clear overview of the process:

  • the key steps (surveying co-owners, requesting quotations, votes at the general assembly, carrying out the works, applying for Klimabonus state subsidies),
  • the voting regulation for approving an installation at the general assembly,
  • a standard structure for technical specifications to facilitate and harmonise the comparison of quotations.

In short: a roadmap that clarifies technical, administrative and legal aspects. It is useful for both private individuals and professionals.

“Homecheck for residential buildings” form

To be completed together with the property manager or the representative of the owners’ association, this form helps prepare an installer’s site visit efficiently:

  • information about the building and the owners’ representative,
  • available electrical capacity and approvals from the grid operator,
  • number of interested co-owners,
  • technical information such as the possible presence of a fire alarm system or an existing collective charging management system,
  • plans and photographs of the car park and cable routes.

Objective: to provide all key information to the electrician from the outset in order to obtain a complete and accurate quotation.
